Myth #2- The outside of my home is not as important as the inside

First impressions are everything and potential home buyers are quick to judge a book by its cover. An attractive exterior can make or break a sale. Curb appeal is important and doesn’t have to cost a fortune. Just some simple yard work such as cutting the grass, trimming hedges and planting some flowers is a great start! Painting the front door and cleaning off any dirty spots around the knob is also an easy and inexpensive way to enhance your home’s curb appeal. Seeing your home at different times of day can also help reveal other trouble spots.

Myth #3- I should price my home high and gradually lower it if it doesn’t sell

Pricing a home too high can scare away the most ready and willing buyers and you may miss the buyers looking in the price range where your home should be listed. An experienced real estate Agent will be able to create a Comparable Market Analysis (CMA) which compares your home to other similar homes in your area and will help you establish the best price at which to list your home in order to sell quickly for top dollar.

Myth #4- I don’t need to prepare or stage my home before selling it

If a home is priced and prepared properly, it can be the difference between selling quickly or sitting on the market. Once your home is on the market, it is in competition with other properties. Experts suggest looking online at other houses and attending open houses in your area to see how your home compares so that you can identify what needs to be upgraded. By staging a home, potential buyers can see all possibilities and sellers can benefit by receiving higher dollars and a quicker sale. If you can’t afford to hire a professional, that’s OK – there are many things you can do on your own. Some simple “staging” techniques such as getting rid of clutter, repositioning furniture, clearing all unnecessary objects from kitchen and bathroom countertops, cleaning carpet, putting a fresh coat of paint on the walls…basically keeping your home clean…can highlight your home’s best features and downplay its weaknesses. A good real estate Agent will consult with you about the repairs and replacements that will benefit you most.
