Important But Not So Obvious Considerations for Home Buyers

Important But Not So Obvious Considerations for Home BuyersThere are many issues that most prospective home buyers will explore before buying a home. Buyers often want to know about the surrounding area, about the age and maintenance of the home, perhaps what schools serve the neighborhood, whether there are any homeowners’ association (“HOA”) fees that the new owner will have to pay, whether there are any community resources…the list is endless.

But there are also a lot of questions and issues that are often overlooked that are just as important as the obvious ones. Many buyers might think some of these concerns are more appropriate to ask down the road, but by asking these questions up front, you will have a much better idea about the home and neighborhood that interests you.

  1. What is the city’s crime rate? What types of crimes are most prevalant in the area?
  2. Is the neighborhood child and/or pet friendly?
  3. Are the neighbors noisy? Are there local events that can be heard from the house?
  4. Why are the current owners moving?
  5. Are there any unusual disclosures regarding the home or community?
  6. Has the home ever been inspected for the presence of mold or radon?
  7. Are there any restrictions on expanding the size of the home, putting in a pool, installing a fence, etc?

And not to fret…if you’re uncomfortable asking these, or any other questions, your real estate agent should be happy to do so on your behalf. Remember, you can never have too much information about the house and neighborhood that you’re hoping to buy-

Happy Hunting!
